Real Estate Transaction Coordinator, Off-Market & Distressed Property (Remote)

<strong>About Blue Peak Ventures<br><br></strong>Blue Peak Ventures is a founder-led, technology-enabled real estate investment company based in Charleston, South Carolina. We acquire and sell residential properties through complex off-market transactions involving title defects, probate, foreclosure, liens, litigation, heirship, difficult occupancy, and other issues that prevent a conventional sale.<br><br>In 2025, Blue Peak acquired properties across 13 states. In 2026, we deliberately concentrated our operations in South Carolina to build a stronger, repeatable operating model. Our goal is to establish the people, systems, technology, legal support, and field resources needed to execute complex transactions consistently before expanding into additional states.<br><br>We know how to identify and acquire opportunities. The next stage of growth is building the operational team and transaction capacity needed to handle more of them well.<br><br><strong><strong>Work arrangement:</strong></strong> This position is fully remote and open to candidates located anywhere in the Central or Eastern time zones, even if this posting is targeted to specific locations. Any required on-site work is handled by local vendors and field resources, with the Transaction Coordinator managing that work and follow-through remotely.<br><br><strong><strong>Why This Opportunity Exists<br><br></strong></strong>We are building an integrated team around transaction execution. That team includes acquisitions, the Business Operations Manager, leadership, local field representatives and vendors, title and escrow partners, and dedicated independent counsel focused on real estate litigation. The Transaction Coordinator will sit at the center of that team.<br><br>This is Blue Peak’s first dedicated in-house Transaction Coordinator hire. You will have the opportunity to help establish how the function operates, improve the tools and processes used across active files, and create the standards that future Transaction Coordinators will follow.<br><br>The immediate priority is excellent execution. As transaction volume grows, a consistently strong performer may advance into a Senior or Lead Transaction Coordinator role, help hire and train additional coordinators, and eventually oversee the transaction function. Compensation will grow with sustained performance, transaction volume, expanded responsibility, and leadership contribution.<br><br><strong><strong>The Role<br><br></strong></strong>Once the acquisitions team has a signed agreement, you will own the operational path through acquisition, disposition, and file close-out. You will know where every active transaction stands, what is blocking it, what must happen next, who is responsible, and when an issue needs to be escalated.<br><br>This role involves complex off-market transactions requiring coordination across title, legal, closing, and property matters. You will identify the next steps, involve the right people, and follow through until each transaction is closed and the file is complete.<br><br>This is not a passive administrative position. We need someone who can take control of a file, make clear requests, push respectfully for answers, recommend next steps, and continue moving the transaction forward when the path is not immediately obvious.<br><br>Legal decisions and filings will remain with counsel. Pricing, offer acceptance, material financial commitments, and exceptions to approved deal terms will remain with leadership. Within those boundaries, you will be expected to exercise judgment and move routine work forward without waiting to be directed at every step.<br><br><strong>What You Will Own<br><br></strong><ul><li>File control and closing schedules. Maintain a reliable view of every active acquisition and disposition file, including deadlines, blockers, next actions, responsible parties, dependencies, and escalation points. Build and maintain the master schedule for purchase and sale closings.</li><li>Contract intake, title, and escrow. Review executed contracts and related documents for accuracy, completeness, required signatures, critical dates, and consistency with approved terms. Initiate and manage title and escrow orders, title requirements, payoffs, reinstatement quotes, and lender packages.</li><li>Attorney and legal coordination. Work closely with dedicated independent counsel, closing attorneys, title partners, and outside legal resources on title matters, probate, foreclosure, real estate litigation, eviction, partition, and related issues. Keep legal requirements and deadlines visible while counsel owns legal strategy, filings, and advice.</li><li>Closing execution and financial coordination. Coordinate deeds, signatures, notarization, mobile signings, settlement documents, escrow, recording, and closing funds. Review HUDs and settlement statements, identify discrepancies, coordinate approvals of closing documents and wires, and complete the required bookkeeping handoff after closing.</li><li>Disposition, property, and field coordination. Coordinate listing preparation, photos, access, inspections, lockboxes, utilities, locksmiths, property security, insurance, occupancy matters, and approved move-out arrangements through local vendors and field resources. Track listing activity, offers, response deadlines, and the selected buyer’s transaction through closing.</li><li>Reporting, systems, and process improvement. Keep the master schedule and pipeline reporting accurate and current. Work with the Business Operations Manager and software team to test and improve the trackers, workflows, automations, checklists, and tools used to manage transactions. When the same problem appears more than once, help fix the process rather than repeatedly working around it.<br><br></li></ul><strong>Who Will Thrive Here<br><br></strong>The strongest candidate will have hands-on experience in title, escrow, closing operations, investor transactions, foreclosure or default servicing, probate, real estate litigation support, or another environment involving complex real estate files.<br><br>Experience working directly with attorneys on title matters, foreclosure, probate, or real estate litigation is strongly preferred. South Carolina experience is an asset, but strong title, escrow, and closing experience from other states will also be considered.<br><br>You may currently work as a title processor or examiner, curative-title specialist, closing coordinator, escrow officer, foreclosure coordinator, real estate paralegal, investor Transaction Coordinator, or property operations coordinator. The exact title matters less than whether you have personally owned difficult files and driven them forward.<br><br><strong>You Will Likely Thrive Here If You<br><br></strong><ul><li>Have a driving, take-charge, persistent, and resourceful working style.</li><li>Follow up firmly and do not passively accept avoidable delays or vague answers.</li><li>Stay calm when several parties, deadlines, and problems require attention at once.</li><li>Know when to act, when to push harder, and when a decision belongs with counsel or leadership.</li><li>Communicate clearly with sellers, buyers, attorneys, title and escrow companies, lenders, occupants, listing partners, and vendors.</li><li>Are comfortable using a CRM, shared trackers, e-signature tools, automation, and AI-assisted workflows.</li><li>Want to improve systems, take on greater responsibility, and potentially build and lead a team as the company grows.<br><br></li></ul>This role is unlikely to be a match if your experience has been limited to routine MLS administration and you have not personally worked through title, legal, lender, access, occupancy, or closing problems.<br><br><strong>What Success Looks Like<br><br></strong>Success means every active file is accurate, current, and actively managed. Deadlines and blockers are identified early, next actions and responsible parties are clear, follow-up is consistent, and risks are escalated before they become emergencies. Transactions are prepared properly for closing, financial and close-out information is accurate, and leadership can rely on the master schedule and pipeline reporting.<br><br>Performance will be assessed primarily on the quality and consistency of file control, communication, follow-through, closing readiness, reporting accuracy, and process improvement. Transaction outcomes will be considered in context, recognizing that attorneys, courts, lenders, sellers, buyers, occupants, and other external parties can affect timing.<br><br><strong>Compensation & Employment<br><br></strong><ul><li>Base salary: $50,000–$60,000 per year. The final salary will reflect the candidate’s directly relevant experience.</li><li>Performance-based compensation: This role is eligible for quarterly performance bonuses based on file management, deadline protection, follow-up and escalation, transaction readiness, reporting accuracy, file close-out, and process improvement. The bonus program provides additional earning opportunities as transaction volume and responsibility increase. There is no fixed cap on bonus earnings.</li><li>Expected total compensation: Based on current transaction volume, expected annual cash compensation is approximately $60,000–$70,000. Strong performers may earn more as the company’s transaction volume grows and they take on greater responsibility.</li><li>Work schedule and availability: This role generally operates during regular weekday business hours aligned with Eastern Time. Because active properties, signings, closings, and occupant matters can occasionally require attention outside normal hours, the employee will participate in scheduled after-hours coverage. Coverage will be shared fairly among the appropriate team members, may be traded with a proper handoff, and does not require continuous availability. When assigned coverage, the employee is expected to respond reliably to time-sensitive matters.</li><li>Remote work: This is a fully remote position for candidates based in the Central or Eastern time zones. Any required on-site work is completed by local vendors and field resources, with the Transaction Coordinator managing the work and follow-through remotely.</li><li>Paid time off and benefits: The role includes 10 days of paid time off annually, in addition to company-observed holidays.
